It’s one thing to get an acceptable offer for the sale of your house.  It’s another thing for that sale to close. 

One major issue that can surface and derail your pending home sale are major defects identified during the home inspection.  Buyers have also become super alert to any negative issues that could give them a reason to bail out of their pending purchase.  To “bulletproof” the sale and put buyers at ease, many sellers, prior to putting their house on the market, are now hiring licensed home inspectors and doing their own pre-sale home inspection to identify and correct major defects. 

By doing a pre-inspection, and using a home inspection company that offers to warranty their work after the closing, you can position your house as a certified pre-owned property and put potential buyers at ease that your house is free of major defects.  It can lead to a faster sale and may eliminate haggling about the price.

One word of caution.  If any major defect is found, it will need to be disclosed since all of this is happening pre-listing.  However, if the defect is correctly repaired and the house warrantied, then it should not affect the marketability of the house.
